I don't think it dies because of the internet but I do think it evolves. 

I have a property manager that has evolved into an investment partner, and many of her connections have become my connections. 

And up until just very recently if you did not offer 50k over ask you would not stand a chance.. so market is evolving for sure

I am not affiliated with them, but it always kills me when I see a "homemade" lease, and even more when you I can see that someone has paid an attorney a lot of money to draft something custom, when you can buy a much more evolved version for a few bucks!

Finally, I broke up all my activities throughout the day into maintenance activities and evolving activities.
