@Bruce Lynn Yes none of them are move in ready but the city also provides a "scope of work" analysis with each property which give a pretty comprehensive list of repairs and code violations that would needed to be fixed before living in the property.

I feel like although I did a great job and the gentleman is happy there are things I could've done to cut the time but enhance the quality.Thanks

The homes are built well (much nicer than Glen Park in my opinion), the neighbors are wonderful (still one of those places where people know each other) and room for appreciation (Prices are well below Glen Park for reasons that are beyond my comprehension).Honorable Mention: Outer sunset.

In this space, most of the "advisory" firms are enhancing upon the services of a custodian held account by forming a legal entity that puts you directly in control of the funds such as the Checkbook IRA LLC format or Solo 401(k) trust. 

Turns out he owes money on the car and does not have comprehensive insurance.
