You say you have the tools and education to start " flipping," as you say, but  what if it's harder than you think?

@Lucas Schlund there are several groups pushing to ammend the requirements - hence why it hasn't gone into effect yet. 

I would recommend a mix of both that aligns with your plan, the money you are giving up earlier could be a tool or vice versa.
