Counties in Eastern Washington have a lot less restrictions than the ones in Western Washington.And yes I agree with Joe, contact your county planning and building department.

I am in Northeastern Connecticut close to UCONN and Eastern Connecticut University. 

I imagine you may respond in disagreement, I’d ask that you share your numbers just so we can take a look.And when I say cash flow, I mean something like the following which I pick up in the eastern part of the country fairly frequently:$130k purchase priceMonthly rent collected: $2000Insurance: $1200Taxes: $1500PM: 8%mx/vac: 10%Financed 30 years at 5.5% ish with 70 to 80% LTV (timing dependent).  

Seeing that there are a bunch of us from Eastern Idaho area, and not finding much in the way of groups.

I would probably start your search in areas such as Plaza Terrace/Drew Park (basically in and around Raymond James Stadium and the hospital), eastern Seminole Heights, Wellswood, West Tampa (just north of Kennedy Ave west of the Hillsborough River).
