My banks did not do a full appraisal, just used a desktop valuation, similar to a Zestimate.  

This then sends the guests the gate code and is valid during the duration of their stay.In my quest to automate everything I used Microsoft PowerAutomate desktop.

@Bonnie Low Are you using QuickBooks Online or the desktop version?

A lot of the better camera systems let you log in through the IP address and so it's easier to juggle multiple accounts using a desktop VS a phone app. 

(also I should mention I'm a CPA/accountant, been using QuickBooks desktop since I took over for my dad, he passed away 2 years ago so now I'm up from 4 doors to 11 with my 80 year old mom who's home health aids are the biggest cost to us, she's getting hip replacement surgery on Wednesday....so I'd rather ask my BP team to get this right the first time.I'm willing to pay for software, don't charge an egregious float on top of that. 

I finally figured out that if you are using the desktop then you can upload photos by clicking the “add attachments” tab or whatever it’s called.

I've also considered QuickBooks payments which would be very convenient to just handle all through QB, but it seems a bit more expensive and I currently use QB Desktop (don't like QBO near as much) and it's not as user-friendly with everything geared towards QBO these days.Looking forward to any recommendations - thanks in advance!

I have used Quickbooks desktop pro for 5+ years and have been happy with it. 

Also with QB desktop, you must back up your data as a previous poster commented.Both have pro's and cons but either one should support your business.  

I was pleasantly surprised to find they can give me a sub $100k heloc for just $400 origination, $75 per year after the first year, prime plus 1%, and it only requires a “desktop appraisal” which involves looking at our home online and pulling the deed.
