fred nice findthere are many reasons properties are vacant it could have been a tax thing all the way to a bad corp set up and went brokemake sure you check all the things you would forget to check before jumping inive heard of people by properties in this situation just to find out it was slated for demo for roadway repairs or expansionsenjoy

It's not a "targeted list" per say but a zip code with highest amount of cash transactions and other demo data I use for targeting owners "most like to sell quickly".I originally thought sending 4 branded postcards to every house for a month, one postcard per week was a good test but after reading a few posts and comments...

All items from IRR, to plans, to any utility upgraded you will be responsible for to meet the CURRENT "CODE" for all trades , dirty work aside from demo, drainage is ALWAYS a major concern and will require engendering, will you have to install and or improve of site land or hardscape, disability access requirements, and a number of other factors.....

Laminate is easy to take up unlike tile and old vinyl (especially really old vinyl) and most contractors won't charge much at all for the demo (maybe $100-300) to remove it.
