The questions that I would ask as a private lending partner would be as follows:o Are you a foreign national of the United States or do you have a green card (permanent resident alien)?

Having a completely separate credit card just for this purpose, and even if you don't go for a specific software yet, since you are still on your first building, actually being diligent about tracking in a spreadsheet will set you up for success.

We've considered home equity loans, HELOC, even credit card with high limit and 0% interest for many months.  

Does that mean net cash in your pocket after interest, taxes, principal, insurance, repairs, maintenance, credit card fees, etc.?

The bookkeeping software is currently free of charge and connects to other banks / credit cards or you can choose to bank with them, which is what I'm doing. 

We also through a group I am in Called gobundance they created a “one sheet” which is like your baseball card - you can track your net worth on it as well as personal and professional goals for the year.

. ~50% haircut.So... since all goes to charity in 15 - 20 yrs anyway... why not donate now and play those cards?

Good news is rates are starting to trend down and property values are still growing.The cash out can serve two puposes it can help pay off some high interest credit cards and be used for a down payment. 

One of those loopholes that lets you kind of hack your way into a REI portfolio if you play your cards correct.
