We have several submarkets that will meet just about any investment criteria you can have, and have a diverse economy with a steady population increase YOY. 

Not sure what metrics you have used in penciling down this market but make sure you look at population growth trends, income levels, poverty levels, Job diversity, schools etc.

Seems like "cultured marble" bathroom vanity sink tops are going for $150 or so on the cheap end, which should fit the budget

Some parents want lots of AP classes or special Ed programs or diversity in their school.

That stupid idea that you should find what you like to do and make a business out of it doesn't work, if you are a surfer/hippie in the middle of the Vietnam War, getting drafted and watching the counter-culture riots and demonstrations on the streets.

There's some inherent negatives about that and the house would be a hard pass for some people of different cultures but I am less worried about the superstitious or spooky aspect but rather the parades of traffic this property would incur whenever there's a service or event.

The people who are born and raised in Denver continue to opine about the affordability, but those who are moving into the city with fresh eyes will gladly take their profit from the coasts and pay all cash, over ask in order to live in (again, my opinion) the best city in the country - diverse economy, great work/life balance, friendly people, city without most of the big city problems, 300 days of sunshine....

But your absolutely correct there are defiantly certain cultural aspects and that will drive some sellers to think they are in control or getting more money but we all know that selling through a wholesaler Rarely if ever is going to get the seller top dollar especially in this market.
