The more lead credits you purchase at once the more you save.

Also, your DTI can sometimes be more flexible depending on your credit score or reserves, so it’s worth asking the lender about that.If your DTI is still too high, try looking at ways to lower your monthly payments or increase your rental income.

If you have good credit they don't ask for a deposit so it very easy.

Unless a loan is assumable few if any lenders are going to agree to this because they have no way of knowing if you are credit worthy, as the seller was the one who was vetted. 

I don't charge security deposit or move in fee nor do I care about credit. 

She has a higher FICO score but full of eviction records which I was aware after she moved in and was late for the first time by using another public data source.

same with HVAC and other big ticket items.with that said, i don't invest in Indianapolis, but you're likely still in a sellers market, which means that sellers are going to be less inclined to make fixes / give credits for issues. 

Hi @Rene Hosman -In a nutshell, I find motivated sellers and tenants with damaged credit (or ones without a large enough down payment) and work to put the tenants in the seller's house with an option to buy.
