I'm looking at two options: "very local" multi-families in the Lowell, MA area and property in Florida (where I used to live and have a buddy still there and his wife is a real estate broker and he used to flip/hold houses before the market crashed on him).Both are for income purposes.

I get that A LOT OF people that didnt make it were the ones that bought just before the crash at inflated prices and lost it during or just after the crash but I think this is a different situation.

In my opinion, nothing will prevent them from walking away if the market crashes again with such low down payment requirements.
