Should have sold it before the crash and bought again on the bottom, but still have good equity, so it is ok since we use it also.

I'm looking at two options: "very local" multi-families in the Lowell, MA area and property in Florida (where I used to live and have a buddy still there and his wife is a real estate broker and he used to flip/hold houses before the market crashed on him).Both are for income purposes.  

When the market began to crash in 2008, demand for some assets disappeared immediately while demand for others continued at a strong pace almost 2 years. 

The app also seems to crash when trying to access certain posts.

I get that A LOT OF people that didnt make it were the ones that bought just before the crash at inflated prices and lost it during or just after the crash but I think this is a different situation.  

My position & experience: I rehabbed several houses before the crash and am currently rehabbing my REO my wife and I live in.

That being said there has been talks of a real estate bubble being created which may lead to another crash in the future.

I heard they really mopped up after the 2008 crash, drove home values back to 'market' price pretty fast.

Then in 2008-09 the market crashed and I found myself with the home and all the rentals even those I put 20% down on underwater--alot.  

In my opinion, nothing will prevent them from walking away if the market crashes again with such low down payment requirements.
