I tried to look up your post you mentioned but you have so many threads here I wasn't sure which you were directing me to.anyway, I am in contact with a surveyor.. but waiting to sign the purchase agreement before I get the ball rolling. this property is in city limits and have been on contact with the planner. the 5 lots are within their parameters, this will have to be on city water and sewer.

I would love to pick your brains if you're good with me contacting you directly.

The first tenant I raised $650 and they contacted me to find out why they had been singled out and I had to explain that the increases were going to be across the board.

Pro: You can gain contacts with all sorts of people through your real estate agent work.

(And sometimes, the property managers that advertise locally, actually live more than 50 miles away which means they might not have the necessary contacts with the local contractors or be as responsive as you would wish, so watch for that).

Pay for 2 hours consultation time from an attorney experienced in contractor real property law (if you don’t know of an attorney contact me and I will provide a referral) to understand the specific applicable laws, the risks, and potential costs2.

I would contact the tenant and have that discussion now, not in the midst of a storm.
