I celebrated the 6th anniversary of my 29th birthday back in May... have a wife and 4 kids... about $200k in student loan debt... and own 4 multifamily properties (well, the bank might have a say in that "own" word).The stock market versus real estate question doesn't have a right answer, the question is what works for you.  

Most of it doesn't sound too good to be true, but it does have the cheesy, infomercial-style photos of a guy with his car that has "Make $20000 a month with me" on the back, and people celebrating on the beach. hahaI wanted to see what your thoughts are on this.

Their techniques can work and its much cheaper to buy materials from them then say a celebrity guru like anyone from Flip this House. 

And I resolved that MidWest controversy 40 years ago in Hawaii. 

Yes, I am a sub30k advocate - its a controversial strategy, but there is a niche here on BP that specializes in that exclusively and have done very well (all from doing it out of state).

I'm celebrating by anonymously buying someone a latte at Starbucks.

If I can comply with a 40-50% (controversial I know) and rent for 2% of purchase price there is no reason to pass it up.
