Yes, as far as a PM, you are pretty safe figuring 10%, but a few phone calls to different ones in the area will give you that answer. and Jeff Beard brought up a good point as well, you will have to figure in the taxes and comp insurance for your employee.

I'm just looking for some experiences with basically condemned buildings, which are either brought back to life or perhaps replaced with a manufactured duplex or similar?  

I lived in Berkshire county for 2 yrs quite some time agoDidn't appear to be great flipping area but good buy and hold areamaybe things have changed and GE  or other companies have brought jobs there best of fortune  to you .
