I love that episode of Seinfeld with Kramer and his quest to find the most power shower head.

I know it's not connected to the BP Rehab tool anymore, which is unfortunate, but the AI it was powered by is called "Kukun".You can still make free estimates there similar to the BP tool, but it limits you to I believe less than 10 "rooms" per project.

I finally start my full time job, report 60k a year, which is not very high considering where I live and my home purchasing power.

This is a situation where the cash buyer with no contingencies is going to have way more power. 

Owing to the trend towards smaller,  more efficient appliances and LED lighting  electrical loads I think are somewhat less than they may have been per SF like in the 70's through 2000's when everybody had incandescent lighting and big tube TVs and refrigerators, dishwashers,  etc. that used 2 or 3x as much power as modern ones.I've had a couple turn-of-century units rewired to remove K&T and failed 'BX" (flexible steel sheathed  2 wire cable)  and agree with other posters the pricing isn't that bad as long as you can find an electrician that has some experience with that kind of work,   and sometimes it might be helpful to open up some cable routes ahead of time for them to use so they don't have to do the exploratory work.

It’s the single most powerful way to increase wealth, and anyone can do it!

The amount of man power it takes to properly coordinate renno/maintenance requests coupled with the fact that our vendors give us discounts, makes me ok with it.  

So rather than just getting a 'gift' one day, he will also have worked the industry and gotten his hands dirty....Passing on RE is such a powerful thing to do IMHO.
