Used appliances vs. new stainless steel or whatever is "hot" today.I'm not anti-Class A or B, but I simply find that Class C offers the advantages of good/great cash flow and the negatives (i.e. more tenant-intensive) can be handled with a combination of careful screening and staying on top of issues.

. - FHA in general has a bunch of anti-investor rules in their guidelines, I'm sure there's something else that I'm not thinking of at present from their 1000 pages of guidelines.

Part of the write up "Ultra-Fresh: anti-microbial protection which resists mold and mildew" that should be sufficient to cover both subfloor types, but I don't want to spend that much money.I need some help from those who have used similar or same flooring and what you decided to do for underlay.What have you done for underlay that would be for a waterproof LVP covering concrete or wood subfloor?

They are, for all intents and purposes, there for life under NJ’s anti-eviction statute.I would love to go in and gut the apartments, which you guessed it, no landlord has done anything to because there is no ability to recoup- so... the cycle will continue.This is another reason you should always be increasing your rent.

Specifically this law: http://www.kostrolaw.com/NJFamilyIssues/2015/10/08...The Anti-Eviction Act (the Act), N.J.S.A. 2A:18-61.1 to-61.12 permits the “owner of a building of three residential units or less” to oust a tenant if the owner intends to “personally occupy a unit.”
