To be really candid, if our machinations result in a someone renting from us because they are the best candidate but they don't realize we are black, and we then build wealth from them, we feel pretty good about that. 

Buy and hold is golden in the metro though as the metro has been a long term appreciating machine.

Not to say that some wonderful investment analysis can't be done by these fantastic machines, but in the end be weary of anything that claims to make investing 1. instant wealth or 2.easy.

If this property is in an area where you need a bulletproof vest and a machine gun to collect your rent, I would not buy it.

I've tried using sites like Deal machine, but still haven't found anything, does anyone know of other ways to track down an absent owner?

If you're all in at $84k and it rents for $900 it could be a cash-flow machine.
