AB-BC closings... you actually close the deal using transactional funding and resell the property to the end buyer in the same day...

I then inform them all that I will be having an open house on Saturday from X-Y and Sunday from A-B.

So in my opinion why go to A, B, C, D if your goal is to go to "Y".Julian, it's obvious that you are a very very intelligent person that is very very driven....  

That's still going to be far from a B class property though.

I am  looking at buying a B neighborhood for the first time ,20 years old house at a Sheriff sale next month , the house according to the counting record was assessed for $130900.00 and I could not find the judgement amount anywhere .Please help me with a step by step process and the I think the ARV will be $125000.00 and the rehab will be about $10000.00 not sure and what price should I go maximum and what I kind of profit will be able to make.All suggestions and advice will be appreciated .Thanks in advance for the help.

So I must assume it's just not about the money/profit, it's also about the effort/hassle and my thinking was(flawed or not) that a B or C property that  cash flowed would be easier to manage than a D property. 

Here's the situation: I bought a 4-plex in a B class area in June 2015 (about 7 months ago).  

The house is in what I'd classify as a B neighborhood consisting of good schools and nicer older homes.

I see a lot of talk about A, B, C, or D neighborhoods, but how do you reach that conclusion?  

I have about 12 years experience with a BS in Electrical Engineering and a Masters in Systems Engineering.
