Look for small suburban areas or revitalized small towns with good schools. 

Research crime rates, school quality, and future development plans to ensure you're investing in a promising area.Establish a reliable network of local professionals, such as real estate agents, property managers, contractors, and inspectors.

All the while keeping within the same zip codes, school zones and not crossing any major roadways if possible. 

My grad school experience did just that for me.

They are the ones that got straight A's in school because the go straight A's on all their tests. 

Until then, new operators are far more likely to fund their deals the old school syndication way (friends & family / country club network / Reg D offerings). 

In addition to the above, we also look for property in good schools' areas, low crime areas and in neighborhoods where most of the properties are owner occupied. 

Asking in terms of the neighborhood, schooling systems, etc.

I went to school in Santa Barbara and ended up living and investing in Reno.

Of course, I don't think putting all my capital towards my student loans is appropriate, and I don't regret them either and I received an excellent business education from great schools.
