An emotional support animal is not required to have any training or certification.As a landlord, you have the right to request documentation regarding the prescription of the animal but you cannot demand medical records or access to the medical personnel prescribing the animal.

By buying an apartment complex with 60 or more units, the business can afford full time managerment and maintenance.I started off investing in single family rentals and found myself doing many lower value activities while I waited to grow big enough to make business sense to afford managers and maintenance personnel.

My recommendation is to stick with someone local, as it is very difficult to find and retain good cleaners, maintenance personnel, etc.

Realistically i dont think you would need any regular onsite personnel in properties of up to 20-30 units and could probably manage something like that with a decent group of subs and some good solid tenant screening.

Here's my perspective:1. 100-unit and larger apartment complexes is more efficient than smaller apartments because 100-units or larger can afford a full time PM and full time maintenance personnel.
