Well, in doing the math, we moved for a reason... it's expensive to live in that other market & it seems to make more sense to sell the "American Dream" home to begin saving significant money to further invest in this new market we're in where properties actually cashflow.

Been an owner for 4-5 years, learned quite a few things already, among which is that a commercial kitchen is not something to be made or modified lightly - it has to be properly designed and properly made in order to function well.So I have this retail store of about 1100 sqft that someone wants to take for a small coffee shop with the ability to bake.My question is where do I start searching for someone to design/compute small walk-in cooler, grease trap, vent-a-hood, stove and HVAC on top of that so all this could become useable without anyone getting burned.From my past experience I have local mexican crews who can do any and all of the listed things and they'd do them relatively well except they won;t ever be designed to actually work well together.On the other end of the spectrum I've worked with american general contractors and they tend to cost 2-3 times the Mexican crews and, at least in my case, ended up delivering about same end result (in all fairness it was only kitchen remodeling, not design from ground up; but statement stands valid and I was able to later do almost the same at literally third of the cost).Your expertise is appreciated.

It's their fault, and the power lies with them to reverse their poor past choices and pick themselves up a bit by their own bootstraps.You're going to tell these new tenants that what's primarily wrong with them is not a legacy of a crime against humanity in the form of three hundred years of black slavery, followed by an unfunded emancipation that turned a huge number of Americans into desperate economic refugees based on the color of their skin, followed by a legacy of organized race hatred, bigotry, pseudoscientific and religious condemnation, and of course overwhelming and widespread intimidation and coercion, followed by a series of failed half-hearted half-measures coupled with an absolute refusal to consider slave reparations and the most lopsided minority levels of poverty and incarceration in the developed world.You're going to explain to these black folks that all that is of secondary importance, and what's REALLY important now is that they get better managing their money so they can hand it over to you more efficiently and you won't have to work so hard to get it.

Even if your parents live in America you might not be able to claim any deductability paid as interest paid on an American loan but bought that property from a Mexican.I'm afraid that you might need to talk to an experienced tax consultant that has dealt with a situation like this.
