Development trends in an area always start with road development i.e expanding lanes or putting in new roads, then comes the housing, then comes shopping centers then comes medical facilities...urban sprawl.

We invest in small condos in specific tenant markets - like college/medical/law students and/or military. 

Who can refer me to an AMAZING real estate agent (buyers agent) who knows Chicago— looking for a nice suburbs near the medical school.

what i do is always try to understand why they are selling what their needs are, sometimes they just need enough money for a medical procedure so I give them that much down and have them carry the note or wrap for 5 yr carry

Quick update: we made an offer on Fairfield property & the offer is basically dead (at the moment), seller is refusing to drop below $360k ($5k below current ask), so I'll circle back in a few weeks to see if they've decided to finally get with the program and sell (vs getting foreclosed).Came across another very compelling unit, but there are already 6 offers (of which at least 1 is full ask), so not likely to be able to get that one.Working on getting our home on the market (we're delaying till 3rd week in May when our daughter finds out if she will be doing clinical rotations in Philly area hospitals - she's finishing up 2nd year medical school).

So you need to make your leases flexible enough to allow for an occasional flunk out or unplanned medical issue. 

I support myself and my girlfriend while she finishes up medical school(graduates in 2020).

I have been interested in marketing rentals to medical professionals for awhile, but haven't done any deals like this yet. 

Also due to major medical bills my Ficos dropped to 700+- though after working with them my current ficos are under 800 and should be in the low/mid 800's again pretty soon!
