we have 7 new builds breaking ground in July all are for clients that we build at a discount for and they resell which makes the economics even more favorable for them but for our side of things I haven't looked at private money just through all cash partnerships. that's in columbus ohio

No lender, DSCR or otherwise will write you a check for $3mm without a certain level of confidence that you will not run the property into the ground, since that is their collateral for the loan.

every person who builds a house or a commercial building has to do so with 25% equity to get it financed with a bank. there is absolutely value in new construction. the hard part becomes making sure your architect knows how to design a building that can make money. but saying you don't know how to is a little silly it's the same idea as existing but ground up you just study the market and look at land more than you do anything else. you can build a house anywhere but you want to do it in better areas. it's either than or higher density's smaller floorplans, etc

Check out Antoine Martel, he has a software and coaching program called Flip System where they hand hold beginner real estate investors through the turnkey process they have completed over 1000 times.The process is typically stressful, teams on the ground are hard to assemble, there are many simultaneous moving parts, and time and capital invested isn't guaranteed to generate a return.

I've been wanting to do one in miami Dade County and there are three infill lots right now down in homestead if you have interest in that area. everything we do is ground up. entitlement is where it starts and land development / identification. happy to connect and chat further.
