Would you call the mortgage servicing company about remitting property tax payments or just trust they do it automatically in a timely fashion?

In reviewing banking entities for best fit on doing that (I would have a portfolio pack together that I take bank 2 bank with me to present) I would also discuss if they are a good fit for moving forward, and be direct "I would like portfolio lending, a $________ line of credit account for acquisition, from which we will later finance those questions into additional commercial mortgages in a "rinse & repeat" fashion.". 

Since there is a PM involved, I cannot be certain that issues are being resolved in a timely fashion. 

For example in NYC and to some extent in SF, vacancies have risen because of burb migration but more so because of a stop on international migration, student population that did not renew their leases and the thousands of workers in the fashion, theater, tourism industries that lost their jobs and had to flee.

Up till two months ago both parties made their portion of the mortgage payment in a timely fashion for twenty years.The other owner to be spiteful has not made several consecutive mortgage payments from June 2020.The stoppage of payments is intentional.
