Nothing substitutes for ACTUAL pen to paper (or fingers to keyboard) hard number calculations.2) If you have to worry about securing appliances beyond a locked door and curtains, consider another neighborhood. 3) When the numbers don't work... see 1 above.Good Luck!

Know this though, if you are going to spend the time to get your license, keep up the credits and pay for MLS, the $ amount is not cheap (we're talking $500 to get your license between the course, exam, finger prints and anything else your state might require) plus every year or two you have pay license fees to the state (usually another $100-$200 per 24 month period) and MLS is not cheap ($500-$1000 per year pending your location).

I'm too heavily invested now to even think of selling and it's looking like i'll be waiting quite a few years to see any returns and just crossing my fingers that the companies don't go insolvent in the meantime.
