Appraisers only incentive is to low-ball and NEVER come in over the contract price (by definition of what they are doing and why), therefore it is useless process (unless the purchase price is way way out of control).Appraisers are just costing people money and cannot provide a more accurate valuation than within 20%.

Recently another BP member was having issues with their agent because they were trying to give offers at 80-90% of value and the agent said they were low balling and demanded a $5000 retainer (or something), plus that they sign an exclusive contract (which I understand is more normal than when I last bought). 

I don't want to mistakenly low ball the rehab because that could ultimately turn my entire deal upside down. 

Then, you should call 3 plumbers immediately to get estimates and get the ball rolling. 

It sucked monkey balls BIG time!

It is truly amazing to me that people will actually tell you something with a str8 face and know the whole time that what just came out of their mouth you are more likely to win the POWER BALL lottery then see what they said come to light! 

I currently have a house under contract that has thrown multiple curve balls already!

I would send more because the more responses means you can then sort through and be picky about the properties in which you choose.We ONLY send personalized letters with the owner’s name, property address, and a ball-park offer.
