Preferably you'd bring in an agent from your office with more commercial experience to work along side you or at least 'mentor' you in a sense for a split of commission...or refer it to a commercial agent for a referral fee and ask to shadow them along the way.

Best scenario: If this is a deal, meaning the Seller is not asking for too much right off the bat, then find a syndicator who is prolific in Atlanta (or wherever this deal is) and buys in that submarket, and wholesale the deal to them THEN use your proceeds as investment in the deal so that you can learn alongside that syndicator.

And working alongside someone more experienced will really help your growth - that's been my approach and it has accelerated my knowledge much faster than when I was studying/working on my own.Also, with your funds in your self-directed IRA/ 401(k): if no one has mentioned it yet it's best not to OWN property in those vehicles so that you're still taking advantage of every tax benefit that you can in regular taxable accounts.
