If the payments were in the $1200 range, you could probably handle half that, and although living on $1400/mo. less your house payment would not be easy, it's at least a start and maybe workable.

Setting repair costs at 5% doesn't feel all that workable if you're working with a complete disaster of a house.

I've gotten stepped on by higher bids much more often than I have had success in scoring a deal, and have yet to find a workable rental that doesn't involve serious rehab work.

I would certainly consider a large rent pre-payment too, that might be a workable solution, though I doubt this particular applicant could come up with it.

Understand, the temptation to jump the rent up and up based on how many inquiries you get, inquiries that seem perfectly legit, will always bring on the butthurt because the number of people you wouldn't want to rent to will increase while the number of people who will actually be workable tenants will drastically decrease.

At least this girl has a sister who wants her and is trying to make that happen.Regarding the water meter, we looked into that at last turnover, her house, pipes, plumbing would not easily allow for installation of such, though it is legal in MA, it is pricey - her plumber told her it was not a workable solution.

I want to make sure that if a unit goes vacant, the utilities will revert to me, so no frozen pipes, etc... but I'm not going to give them that kind of workable cash!
