Evictions can take several months under the best of circumstances, and we are going to be going into winter shortly.

The house was winterized in 2017 and the water was shut off due to outstanding water bill. 

Would you be concerned about the timing of the rehab extending vacancy to holiday season/winter and make it harder to find new tenants? 

Bought and moved into a second home in June 2017, and spent the rest of the summer/fall finishing up the old house and was able to sell it over the winter.

Historically it’s a bit slower in the winter but trying to time the market just doesn’t work in my opinion.

If the winter wasn't approaching, I would feel a little better about the deal as I'd be able to make some moeny and reinvest it back in.

In this case, Bank of New York Mellon has owned the property for several years, during which time they have performed maintenance, winterizing, etc. 

Hi All, I am ready and looking for what will be my 5th property, but I am unsure of how wary I should be of the winter months.

I am currently located in the Sanford/Lake Mary area and I am looking to invest around North-East Orlando (Possibly Lake Mary, Casselberry, Winter Park, Oviedo) but that is up in the air as I am still researching the area.
