Many opt for other investing methods in their SDIRA like private lending, crypto, private equity...anything except collectibles and life insurance.Note that a Solo 401k is exempt from UBIT on leveraged real estate so if you have self employment activity and no full time employees save for you and your spouse you should consider the Solo K as an option

Even then, all of my booking.com clients are American I offer a 25% discount 0-3 days out. add a 15% fee which essentially covers your commission. set up with one hour to cancel, flexible / strict option but no refund 60 days out or later. sync it with Airbnb and or the other ones you are doing.

Using a HELOC for the down payment on the second home might be an option, but lenders may require you to wait a few months post-closing on the multi-family before approving new loans.The BRRRR-style approach could work if you can renovate and refinance quickly, but make sure the timeline aligns with your lender’s requirements.
