Both of ya beat me to it....LOLQuasim, that really looks to me like nothing more than an ad, and the don't contact the tenants call us thing, while common, is something I ignore......tenants never know why I'm around when I look for my dog and ask to use the phone.....anyway....if I ever have to deal with them I can always say it was an unusual find.....What are you doing, rehab/flips, holding, options...what?

I agree with @Frank Gallinelli, that pro formas should also be used for evaluating the consequences of a future unusual event.
