Looking to rent for $175/night min and total estimate is $100k for the build, aiming for 20% CoC.Any pitfalls/advice for this uncharted territory?

I sold an apartment building and as I lived in the building was always there when my realtor showed it to prospective buyers. 

The value generator in commercial is the lease or use of the building.  

My best piece of advice is find the most nit picky building inspector you can.

I want to be a source for these families and help build their resources to become successful.

I'm currently in single family homes and apartment buildings in central and west Texas but have been evaluating a few residential assisted living homes + business / license to purchase in Austin and San Antonio.

Housing mix will change; more condos and co-ops and multi-family apartment buildings.

Have the co-op take out a loan for 60% of building value, then charge buyers 20% of value in cash for each unit. 

The buildings were still usable.
