Hi Scott, if you have some time I teach a Section 8 series for Miami Association if Realtors. it’s on their YouTube channel.You don’t need to register in advance if you are purchasing a property that already has a tenant using Section 8 you would just fill out a vendor application and the owner would sign a change of ownership.

However the experience is why I was able to start my own company 9 years ago and now why I’m passionate about sharing and teaching others.  

Successful real estate investment begins with teaching yourself about the landscape, networking, initiating small, being financial literate, doing something, and never giving up.

If it's a family style single family home or multifamily unit, unfurnished, in non-core areas, the timing doesn't really matter as most likely your tenants a re locals who can relocate at any time regardless of the season.
