This is more a higher end kind of investment, with carefully thought out design (not just mixmatched furniture or things you might find in a hotel or something).I'm sure this is common and there is probably an official term that is used when referring to it.

I am speaking from years of experience handling the design and maintenance of three high end hotels in Seattle, Portland, and New York.Cheap carpet wears out three times faster than carpet that's only twice as much.If your flooring is top of the line, a few dollars a month increase will pay it off, and it's easy to get a few more dollars when your property looks spectacular.No matter what you do or say, someone's always going to smoke inside, spill drinks, potty train a dachshund, practice naked yoga, and/or feed their kids too much sugar.

William, to my knowledge, you'd need to go to a lender that may provide an insured loan, I don't believe you can go directly to an insurer and get a policy of some kind and take that to a lender.Usually, commercial lenders only require it when a deal is over 80% LTV and on much bigger projects like a mall or large hotel, maybe 300 apartments.Since there are different types of coverage the underwriting will be different, specific to the deal.
