Since it's also an amenity added to the property, like Nathan points out, you'll be likely have a higher demand for the property and more suitable for tenants.Also, you might want to take a look into a solution similar to PayRange.com.

We are looking at using a HomeReady Loan with a Homestyle Renovation component, but this product looks like it can only go up to 75% LTV with renovation and purchase, which obviously makes finding a suitable property a very difficult path.

Thanks for your reply Ronald,I have experience and systems suitable for finding off market(and on the market) commercial properties (database querying, AI, and automated multichannel outreach systems plus setting up integrations with existing property databases).I do not have commercial property experience, so will focus on finding properties and leaving it to an investor to negotiate and close.I was thinking of charging a commission of .75% of the final purchase price IF the sale completes.Do you think investors would consider that reasonable as a finders fee?

I would think in a county in the middle of nowhere, there would be tons of large parcels, yet propstream would only come up with perhaps 15 in a county, some showed zero, and most were not suitable for my needs.
