My goal is the FEWEST high quality units that will keep up (and ideally exceed) inflation and pay my living expenses (with reasonable margin) ... beyond that is just extra hassle and extra risk for the privilege of buying a yacht to try to water ski behind IMO (or some other useless toys that ends up owning you and serves to only stroke your own ego).

Different strokes for different folks = different people and areas have different success rates with offer acceptance.Some people say they get "all" of their offers accepted (at least I read one post in the BP forums where somebody made a claim along those lines).Some people say they get 1 in 10 offers accepted, some 1 in 20, some 1 in 40 - so this can be all over the map.

Well, not everyone want's to buy, I have countless #'s of such tenant's, and yes some prefer to keep there cash in a safe vs a bank, different strokes for different folks.

You generally only have to stroke tenants slightly to convince them you are doing maintenance inspections not checking up on them.
