In your case though, I've heard of people in Denver proper with duplexes who parter with LTR tenants (you could put them in the basement) who will co-host with you and be able to get a STR permit since it's their primary residence and you can work out a profit split for the STR or some kind of reduced rent for your LTR in exchange for helping you and you being able to keep the STR runningJust a creative idea I wanted to toss out as a potential plan B or plan C!

Moreover it will make it nearly impossible to grab a better investment as forking over nearly 10k/year in cash makes adding to your portfolio (stocks, bonds, real estate) nearly impossible unless you make very good wages.If it's inclusive of all expected expenses, you're in a good position and you should probably hold on to it.

Not 30 days later or 60 days later when you go find the money or borrow it.Every jurisdiction is a little different as to how things work, but typically you won't be able to borrow your way into tax lien/deed investing unless you are borrowing against other assets you have like life insurance, home equity, 401k, stock margins, or some other hard asset.
