Whether that's a chicken and egg situations I have no idea, but given past experiences with $600/mo electric bills the first year of operating one property I'm steering clear of anything in the short term that's increasing electrical rates, particularly since I'm not offering free gasoline presently either. :-)

Because we don't say an area is most friendly to for instance "Blacks" or "Hispanics" or "Single Mothers" or etc...I say this because if you have a most friendly, that means other places are not friendly--which seems to be illegal under Federal Law.I would assume advertising an apartment as being in an area "Most Friendly to Blacks" would be steering without a doubt (which might be effective--but illegal).What makes it "Most Friendly" and (steering???)

I have just been pre-approved for financing, and I have a few prospective properties I'm looking at with my agent, but I haven't talked to a real estate attorney yet, and I'm curious if I need to discuss my plan with a lawyer to 1) become educated on the local and general land lording laws, 2) form a rental/lease-agreement for my future tenants, 3) Advise me on a corporate entity to form to hold this property under, and 4) help me steer clear of anything illegal I may have a tendency to do before I actually do it.

I would steer clear of dry cleaners because that would dramatically reduce your pool of buyers, that is if they clean on-site.
