One thing to note is the 21% tax applies on all C Corp profits, whereas, the UBTI tax only applies on a percentage of the SDIRA income attributed to the debt financed income.

So.... 1/2 the expenses of the duplex are deductible... ( or you depreciate them depending on what they are...) and any expenses directly attributable to the rented side come off the income ... it doesn't depend on the amount of rent as much as the total after you subtract the expenses from the rent.

If you want to send a mailing or two from your broker provided resources that is not the end of the world, but its probably very generic stuff with not much value so its good for staying in front of your clients which is important but that generic stuff has no personality and will not stand out int the crowd of Realtors.

You are throwing out a lot of information and there are a few more things that stand out from your last response.

most deals are on the mls, deals are usually made as opposed to obvious ones that stand out and price way below market value. 

This appears to have prevented grass from growing and is attributing to the mud pit we have.
