My business is too nascent to qualify with standard funding.

On standard for 401, there is a section instructing the owner to carry general liability insurance in the amount of $XXX,XXX, but it does instruct them to consult their insurance carrier. 

However, the Houston Housing Authority recently lowered the payment standard significantly, by over $1,000 per month, which has made this strategy less viable.Now, I'm considering mid-term rentals (MTR) for better cash flow and less management compared to short-term rentals (STR).

For a long time my feeling has been that the standard 50/50 split between broker representing seller and broker representing buyer was a mismatch in terms of value, work, and results.  

I’d think most renters would have their own charger depending on the plug types used.Until EVs are much more prevalent and the standard is 100% aligned for charger I don’t think we’ll see a lot of them except at mega complexes, and to your point it’ll probably be a manager who wants a write off for theirs. 

So in that respect it is a good option, and location is also very good.These are all studio apartments with a living area of 392 SF (not too bad from Waikiki standard), however the price in this building has already gone much higher over the past few year.

It’s supposedly the standard form the national association of realtors put out so everyone will use it.

Some items to be aware of include, but not limited to:  zoning in County may conflict with the City, utilities that belong to the City infrastructure may require that you annex the property prior to rezoning or other entitlement, County development standards may be different or less stringent than City standards which would cause the development to be non-compliant when annexed.I would echo the same as Bryant Brislin, you will definitely want to connect with someone that can navigate this process for you. 

I'm familiar with standard lease agreements but cant help but feel like I'll be leaving something out that pertains to students.
