I call the police on them and I am overwhelmingly grateful to live in a country where mothers like that are not allowed to keep their children because no one gives a damn about "those people."

If you have the money and drive to get it all done right away I'd say go for it because it's possible (but can be a little overwhelming) to do.Oh, and will you qualify for a loan or have you been preapproved?

For context, this place and the other calc I posted in another thread are in a very desirable, residential area next to an Ivy league school and all the grad school- the tenants (I was one a few years ago) are very high quality, its largely grad school/professor/staff rentals, and the home values historically have been largely immune to changes in the housing market- and probably as such, they've gotten really expensive.

For what I am seeing in Clearwater when I list my properties is that I get an overwhelming number of phone calls and people wanting to look at the rental.  

@Kashif Riaz there are a million and one software suites/tools available and it can definately be overwhelming.
