This year we’re putting in 9 new windows into his unit.

Nothing fancy at all. shingles for roof, not many windows, unpainted interiors, etc.

And I already have both an existing exterior side door and a big window that is the same size as the windows in my bed room, so I'm assuming they all meet.the egress reqs.

They'll make sure all the windows work, and that the smoke alarms are installed correctly, that any stairway with more than 2 steps has a railing, etc. 

We are keeping it for two more years (refinancing now), to see what a five year window brings before we pull the plug and stay local.

Many upstairs bedrooms do not have egress that is needed in a wildfire area, so check if the windows open, and if they are large enough for egress. 

Technically to live in a basement the bedroom at least needs to have egress which often means adding an egress window into the foundation.

Their slide deck, 85 pages is on their website, They believe that they will increase the properties NOI by 45% over 5 yr hold, mostly through rent increases after doing 5K interior upgrades in all 252 units, thus adding 19 million to value of property.

Unfortunately, we found out that we could not use this option since the property used window units for A/C which was not accepted for FHA financing.
