I was thinking of maybe utilizing an inspection on the tenants behalf to make sure everything is in working order when renting the property and then singing something stating it's in working order and if something were to go wrong they will have to pay for the fix?

However, in general I see more people singing the praises of smaller, local banks and brokers than the big banks.

(Can't tell if that sound effect is angels singing or devils giggling.)

It's a little early to sing the victory song.  

Obviously your intentions to move into the property have to be true and honest, and you may have to provide proof that your current home is going to be rented like a singed leased on your current property and maybe even a deposit into a rental security account.
