I had a conversation with a Probate/Estate lawyer and he suggested the following but what he said doesn't quite add up to what I have read so I want to see if I am just not understanding or if I am getting bad gouge.Advice was to create WY LLC that owns all properties, that is then "owned" by a land trust for additional anonymity, that the beneficiary is a regular Trust that owns everything else in my name.

After the lease is signed, you can open the security deposit account and then provide the tenant with a formal notice that includes the account number, bank details, and interest rate.This notice can be a simple letter or email, which should meet NJ’s requirements without needing to amend the lease or have the tenant sign it again.

Basically, they suggest to buy a property with very little money, collect the cashflow, then refinance to pull money out of the property, buy more real estate for more cash flow and quit the W2 they hate.The first flaw is that a lot of the books written before 2020 will tell you to analyze more deals until you find one that cashflows.
