Hey guys!  A really cool report by Apartment List showed VB has one of the fastest growing rent changes in the country at 3.9%.  I wanted to share for all of my like-minded folks out there!

Myrtle Beach is a great area.You will need to be several blocks, or more, from the beach at that price point.A  fixer upper would get the price down some.

My main concerns about Florida include: Chinese Drywall (very toxic; found in older homes); HOA Restrictions; Lots of people/crowds; sinkholes (properties sinking into the ground); Red tide (dead fish found on beaches due to algae bloom); Homeowners Insurance costs (w/older roofs); Mold; Hurricanes/Flooding , New construction (not always built to quality)... these are the most common issues found in the Florida market.What zip codes would you recommend for a single family investment property under 300k to mitigate these concerns? 

Two areas to consider are Delray Beach and Hollywood.

If so where is the next beach vacation/investment place at?

Meaning no leaving them in the unit while you go to the beach or out on the town.

I have a beach-adjacent property in Costa Rica, a 2 bed-1 bath house within 60 seconds of the beach.   

Needs complete rehab ceiling is showing mold in living room and room kitchen cabinets has to be more updated flooring needs redone painting outside and in bathroom needs to be updated the property value is estimated 401k highest 437,090 rent in area I seen 2600 lowest highest being 2750 a contractor roughly estimated told me I’m looking at 134kIf it makes sense ofc I would love to hold and LTR  the sqft is 1214 I see same houses sold ending of last year for high as 450 that was smaller 1,140 sf Hospitals near by as well beach airport etc 

Close to mountains and not a long drive to the beach. 

I have always wanted to own a mobile home park in Lincoln city or cannon beach.
