Biggest reason for investing in Tracy is that a lot of folks from the Bay Area (Silicon Valley) are migrating out of the valley, and moving to the Central Valley.

I know people who lost their shorts with property in California’s Silicon Valley.

The city does not have any major employers like silicon valley.

The Silicon Valley is filled with opportunities for those who are willing to grab life by the horns and making it big. 

People need to be prepared for a new normal like what happened in Denver, Silicon Valley and other boom markets of the last decade.

Bottom line prime CA real estate ( which Irvine is) has been very very good to me personally so I do have a bias. mine was Silicon Valley  Palo Alto and Napa Valley  quality of life in those places is something that has to be experienced.And Portland used to be that way one year ago before ANTIFA took hold and ruined the down town corridor suburbs are still hot as a fire cracker but down town no good right now 

The grass just looks greener..If you ear your income in silicone valley, investing in Milwaukee makes sense.

In SFBA we have finally seen some price erosion (-4%, -3% each month even in Silicon Valley since April 2018).

We just don't have enough info or are at some disadvantage (like being far away).It sounds like you may have gotten the short end of the stick being the the absentee buyer from silicon valley (next time--tell them you are in waste management with vague references to possible Soprano style ties... leave the FB word out of it).
