Subsidence is the sifting of your soils "typically" due to saturation or drought around your dwelling. 

As a passive investor in TK asset category, all the "sifting through the minutia" work is done for you.  

A lot of folks will steer you away from education other than sifting through these forums and blog posts.

The agent needs to understand this and be willing to put in that up front work of sifting through a lot of garbage in order to find the right one.

So...You need to further sift your probate leads.

Yeah there is a ton of valuable information to sift through.

With the right due diligence the numbers will help you sift through which investment properties are better than other ones. 

So it's probably a good idea to work with an expert you trust until you feel like you can confidently sift & interpret market data. :) Hope that helps!

Yes there is some BS and mobile homes, expired listings, etc that you'll need to sift through, still not complaining...Another benefit I wanted to point out is that today I found a wholesale investor about an hour from my house and have initiated conversation with.
