We typically pay somewhere in the range of $3500 for a new, basic furnance, including install, if there are no other modifications to the system required.  

The sellers had put so much pots, plants, planters and shrubs out that I thought there were too many plants/planters that would require a new owner to upkeep.After a few potential buyer tours/showings, the owner heard all the comments (via the security cameras) about how there was a "lot going on with the plants and stuff out front".

Finding these guys will require someone local or a lot of luck.

There are a lot of websites that offer the course online, or if you have a college near you, they also typically offer a class that satisfies the pre-licensing requirement.

I know lots of installers don't do it, and I personally prefer the unimpeded look, but anything installed outside of the requirements of the material is probably going to be limited, i.e. the insurance company is not going to pay you because the material was not installed according to flooring requirements. 

They require the same amount of attention as everyone else and we are one entity....Not everybody dances to the beat of your drum.

Maybe I’m wrong but I had to do that on our STR (Ring) and Wyze also requires close proximity on initial setup.

thanks for the guidance @Kaushik Sarkar Since it's development it will take longer to get to the exit. 3 years could be right depending on the market, if the project requires entitlements, how long it takes for permits, no major utility obstacles, etc.

Most building codes and HUD standards require bedrooms to have windows for egress and ventilation.

I have some of the required funds in a HYSA, but will most likely need to draw from another account and I'm curious which method is the most efficient in terms of taxes/capital gains, penalties, loan repayments, etc.Based on my previous transactions in the market, I estimate ~$45k cash to close: $20k for the down payment, $15k for closing costs and prepaids, and $10k of starting reserves.
