I was looking for and ethical and legal way around this...I am blessed to have been in court recently as a witness for several of my clients where another investor took advantage of them as well as of several hundred other people in a very short time...Long story short, The Magistrate of our local BK Court District upon succession of the trial ask if I was in a similar business and offered to look over my marketing pieces, disclosures , agreements as well as answer any questions so an not to end up like the knucklehead she just sent packing...So I figured why not ask...Her reply was very simple.....NO I CANNOT RECIEVE A DIME but my clients I do refer (without selling them of course because I am not a lawyer cannot advise them in this way) CAN receive a discount that makes sense for the lawyer allowing me room to fee my clients for a service that DOES NOT conflict with the BK (the tricky part)…So I interviewed about thirty or so lawyers and found 2 whom were willing to offer their services at deep discount…which they make up in volume as I am working about 50-60 of these montly....So how do I make out?

That rules they have to obey as long as they still a section 8 resident.And that rule the judge have to solve, and the housing authority have to make sure everyone who recieve section 8 voucher abide by this rule.

It must be considered an expense, (because I have to claim the rent recieved as income)  as I am merely a pass through, but I do not know where it would go.Also, when it asks me for gross income, how do I handle accounts recievables?

I do almost no work in collecting the rent from my management company, I would think $800 a month would pay me $75 per hour for my "management work".From what I understand, long term capital gains give you a 0% tax bracket up until $38,000 income, so I would essentially be recieving $32,000 of tax free income if I paid my self a $6000-6500 salary and received the rest as capital gain distributions?

Then I learned that if we recieved a letter that our property is legal non conforming any adjustments to the property is not allowed.We want to finish the attic and add rooms.Therefore, we have to apply for a Special Ecception with the Border Zoning Adjustment.Has anyone applied for a Special Ecception with a similar case with City of Atlanta?

Early breach of lease violates discount and then there liable at the regularized rate, not a fee.You'd think you should be able to get a fee for breaking lease but every time I have seen that challenged the landlord has lost and only recieved monies to cover the lost rants for time of vacency.
