I don't see at this time for health care workers any walkable locations to hospitals and there also isn't the attraction of living in the city like Boston.

Make sure your contract includes 'and/or assigns' language and a marketing clause to be able to promote it.

Adam Hey Adam, In Wholesaling, you are acting as a principal (buyer) in the transaction so you would just need a regular purchase & sale agreement with "and/or assigns" language and a marketing clause for you to be able to promote the property while you are under contract.

ok further along in the process...I was the high bidder at the bank auction and I have approached the person and offered her cash for keys and she doesn't want money and seems to want to max out time before being evicted.in meeting the her, she appears to have had a hard life and does not appear to be in great mental health and might have a current or past addiction.

Now, if you’re speaking about some gurus who promote subject to without safeguards to be used by people with no experience or financial ability to withstand a foreclosure action then I agree that it can be an irresponsible act.
