Some of the profits and losses I’ve been seeing in certain properties have been significantly lower than Airdna projects, with only a handful being in the projection range, and maybe one or two exceeding. 

I’d recommend starting with local value-add deals to get a feel for the challenges of managing rehab projects.

Unfortunately for us in Jacksonville, demand was outpaced by supply because of the low cost of capital, and a huge surge in rent growth from 2020-2022 so the feasibility of everyone's projects looked great.

I'd want to know their rent projections, what needs to be done to hit those projections, and what could optionally be done to get even better numbers. 

It seems these inevitably run into problems as the investment projections are not met, loses begin to pile up, SEC compliance issues are ignored, and numerous legal actions are instituted against the sponsor.   

I have other projects I am doing too, and understand the consequences of the engagement. 

We have a couple ground up projects in the early stages and will be taking that into account when planning.

This successful project highlights our teamwork and ability to maximize value through strategic investments and improvements.

@Harsh PoshtiThis will be dependent on the area and I would recommend you perform a market study to determine which project would yield better results and if either is even viable.
